The Wealthiest ZIP Codes in Orlando and Central Florida (2026 Update)

Most "wealthiest ZIP code" lists rank neighborhoods by census income estimates that are several years old by the time you read them. This one ranks them by what homes in each ZIP code actually sold for over the last twelve months, using closed sales from Stellar MLS. Updated August 2026.

How this list was built

We pulled every closed residential sale in Orange, Seminole, Lake and Volusia counties from August 2025 through July 2026: 37,659 sales in total. We grouped them by ZIP code, took the median closing price of each group, and ranked the results. A ZIP code needed at least 50 closed sales in the period to qualify, which left 96 of the 118 ZIP codes in the data.

That 50 sale floor matters more than it sounds. ZIP code 34760 in Oakland posted a median of $1,801,624, which would have topped this list by a wide margin, on a grand total of 18 sales. A handful of lakefront closings can move a small ZIP code's median by hundreds of thousands of dollars, so small samples are excluded rather than presented as a trend.

Winter Park takes the top spot at $920,000 across 443 closed sales. Montverde in Lake County is second, and it is the one entry on this list most people do not expect. Windermere and Dr. Phillips, the two areas usually treated as shorthand for Orlando money, sit third and fourth.

What changed since our last update

The earlier version of this page ranked ZIP codes by median household income and put 32766 first. Ranking by closing price instead reorders the list, because income and home price do not track each other as closely as people assume.

Longwood is the clearest example. It was fifth on an income basis and sits at 12 by what homes there actually sell for. High household income with comparatively moderate housing costs is what a lot of buyers are hunting for, so a lower rank on this particular list is not a knock on the area.

Price is not the same thing as competition

The days on market column tells a different story than the price column. Oviedo and Chuluota, 32766, clears in a median of 20 days, the fastest in the top ten, at $641,000. New Smyrna Beach, 32169, carries a similar price tag but takes a median of 86 days to sell. Two ZIP codes at nearly the same price point behave like completely different markets, and that gap is where negotiating room lives.

What this means if you are buying or selling

If you are selling in one of these ZIP codes, the median is a starting point and not a list price. Pricing follows the specific comparable sales on your street and the condition of your home, and the days on market figure for your ZIP code tells you how much patience the current market is asking for.

If you are buying, the ZIP codes just outside the top fifteen usually carry the same schools, commutes and lake access as the ones inside it, at a different price. That is the search worth running.

Figures are median closing prices from Stellar MLS for closed residential sales in Orange, Seminole, Lake and Volusia counties, August 2025 through July 2026, retrieved 22 August 2026. Medians describe the middle of a range and say nothing about any individual property. ZIP codes with fewer than 50 closed sales in the period are excluded. This page covers our four county service area, so ZIP codes in neighboring counties are not ranked here.
